LIMA — Demolition of the old YWCA annex on Lima’s Market Street will begin soon to make way for an 88-unit affordable senior housing complex, Spring Street Senior Lofts.
The historic Hughes-Russell Mansion will not be demolished as part of the project, as developers plan to build the lofts behind the mansion on 1.8 acres of the old YWCA lot where the old workout facilities used to be, according to Scott Frenger, executive director of New Lima-Housing for the Future, a nonprofit housing agency and co-developer of the lofts.
The lofts will include 88 one- and two-bedroom apartments renting for $309 up to $790, depending on income and household size. Tenants must be at least 55 years-old.
Frenger expects construction to wrap up by March 2021, with leasing to start by the end of 2020.
The affordable housing project is funded in part by tax credits from the Ohio Housing Finance Agency, grants through the City of Lima and First Federal Bank in Lima and a $1 million grant from the Federal Home Loan Bank of Cincinnati.
New Lima-Housing for the Future is developing the lofts with MVAH Partners, a West Chester-based for-profit housing developer, and City Real Estate Advisors in Indianapolis. The group did not purchase the Hughes-Russell Mansion when it acquired the old YWCA workout facilities.
The Hughes-Russell Mansion is one of two homes left from West Market Street’s 19th century Golden Block. The other is the MacDonell House. The mansion was built after the Civil War and donated to the YWCA in 1948. The YWCA closed the building’s pool, fitness center and child care program in 2008 and voted to sell the property in February 2010. It sold in February 2011 but has remained mostly unused since then.
