BATH TOWNSHIP — It’s been more than two years in the making, but the state Route 309 Corridor Overlay District is going before the Bath Township Zoning Commission Thursday.
A public hearing is scheduled for 6:30 p.m. at the Bath Township House, 2880 Ada Road.
The overlay takes in properties bordered on the south at state Route 309 from Saratoga Avenue at the west, to a point at the east located two parcels west of Devonshire Drive and extending to the north between one and six parcels.
“The Harding Highway corridor has seen fundamental changes in Lost Creek. On the edge of the south side of Lost Creek subdivision, there’s been, I believe nine vacant lots. I believe there’s already 11 businesses in seven buildings along with intermittent residences that appear to be gradually converting to rentals or already have converted to rentals,” said Bob Sielschott, Bath Township trustee.
Because of the growth of the area, the overlay is needed.
“There’s a very heavy demand for development along the Harding Highway corridor. As a consequence, we felt that one of the best ways to ensure improvements and security of the nature of Lost Creek and accommodate that pressure for business development along the edge in a way that’s done in a controlled fashion where good things happen and we know what the restrictions are going to be was to start having somewhat of a layered community of business and then residential,” said Sielschott.
If final approval is given, the zoning changes won’t affect the owners of properties already there.
“This is a zoning change that doesn’t change any zoning. None of the zoning in the overlay is changed by this by this change in our code — that’s not the purpose of it. The purpose of it is to lay out an area and inside that area, if someone acquires property from an existing owner, and they want to do a specific project inside that area, then they have to comply with this zoning change,” said Sielschott.
After the hearing, a Zoning Commission recommendation will be provided to the Bath Township Board of Trustees for final determination at a later date.
